Every enterprise needs any construction object to provide its business. It can be office building, shop floor, or any others construction objects. This article deals with life cycle costs of construction object in the context of new manager branch – facility management. The phase of use is emphasized in the life cycle of construction object. The enterprises can use the possibility to arrange some support activities during this phase with the help of external provider – FM provider. Thanks to that the enterprise can give all its energy to its primary activities, its business. The others activities should be arrange by FM provider and his employees. This are for example provision of maintenance operation and building infrastructure on the technical side and also provision of comfortable workplace for employees. This included services related to security of the object, clean and safety workplace, information technologies and service, catering or the issue of car fleet. If the enterprise decides to use the FM provider services, it is needed to agree on legitimate service level agreement. Assessment of provided services goes hand in hand with that. The customer has the right to watch the quality and if he finds out some defect from the provider side, he can approach to some sanction. The concrete condition are arrange during the process of contract preparation. In the article will be listed the example of assessment provided services during the using phase of the building life cycle. Releasing own capacity from supporting activities gives the customer the space to improve his own business, the space for innovation. This means a big advantage competition for the customer in his field.
