This dissertation focuses on the issue of technical specifications within the tender documentation of construction projects, with particular attention paid to the identification, analysis, and management of risks arising from their deficiencies. Tender documentation, serving as a key instrument for contractor selection and project execution, often contains errors both in the design drawings and in the bills of quantities, supplies, and services. Such deficiencies can lead to additional works, delays, cost overruns, and other complications that directly impact project success in terms of the so-called "iron triangle"—time, cost, and quality. The aim of this thesis is to systematically map the most frequent and critical errors in the technical specifications of tender documentation, quantify their occurrence and impact, and propose tools and measures for their effective management. The research combines qualitative and quantitative approaches, including the analysis of projects delivered by the Design–Bid–Build method, interviews with experts, a questionnaire survey, and statistical modelling using the PLS-SEM method. Special attention is devoted to the specifics of cost estimation based on BIM/3D models, where different types of errors have been identified compared to the traditional approach of preparing the bill of quantities, supplies, and services. A key output of the dissertation is a proposed guideline serving as a control mechanism for managing technical specifications. This guideline provides a methodological framework for checking, verifying, and correcting deficiencies and was validated both in academic teaching and through application to a real construction project. The results confirm its effectiveness in reducing documentation errors. The dissertation offers practical recommendations for contracting authorities, designers, and other construction stakeholders and contributes to the advancement of knowledge in construction project management, particularly in the area of risk and quality management during the project preparation phase.

Obhajoba disertační práce proběhla na vysoké odborné úrovni. Student vystoupil s jasně strukturovanou prezentací, která srozumitelně a systematicky představila hlavní výstupy jeho práce. V rozpravě doktorand prokázal výbornou orientaci v teoretických i aplikovaných aspektech tématu. Na otázky členů komise odpovídal věcně a s vysokou mírou odborné argumentace. Prokázal hluboké porozumění metodologickým postupům i schopnosti kritické reflexe vlastního výzkumu. Obhajoba jednoznačně naplnila očekávání kladená na závěrečnou fázi doktorského studia.
