Construction Management

Subject is aimed at problems of preparation and realization phase of building construction and deals with principles if investment process, with tasks of construction participants and public discussion of construction works. Problems of land planning, land and building permission proceedings and related documentation. Subject is closely aimed at importance, content and division of building preparation and elaboration of basic documentation. Subject also includes acquainting with supply and investment systems in building construction and acquaints students with activities and means of control of production process and common agenda of site engineers and site foremen. Further, relations on time planning, finance draw, assurance of quality of building works in input control, control between operations and output control, general technical requirements on building construction and principles of safety execution of building works will be explained. Students also gain knowledge from the field of mechanization and automation of building processes and optimal employment of building machines.

Learning outcomes of the course unit

The student will be able individually to plan and organise his activity at the level of builing design,including economic aspects. He or she will gain general information about business environment of the Czech republic, about the rules governing business activities, and the basic skills in strategic planning.

Prerequisites

Expected is previous general knowledge of macro- and micro- economics, knowledge of building structures, in the extent of at least 2-semester study of the subject "Building constructions". There is also expected, that the student have paseed tha bachelor degree and participate in the practice.

Teaching methods depend on the type of course unit as specified in the article 7 of BUT Rules for Studies and Examinations.

Assesment methods and criteria linked to learning outcomes

The assessment is be based on a written exam.

Course curriculum

1. Introduction to the subject, investment policy, investment process, preparation and realization phase, participants on site, public discussion, main legal regulations

2. Basics of tax system and tax in construction. Ways of financing construction. Basics of construction budgeting

3. Construction and technological preparation, importance, content, division, basic documentation and its processing

4. Supplier systems in building construction, phases of building construction, investment form of building

5. Activities in production process, working site acceptance, works acceptance, acceptance process, approval process

6. Means of process control, rights and duties of site managers, site foremen and technical supervision of the developer

7. Working site equipment, concept of operation on working site, working site equipment objects, transport on the working site and out of the working site, underground services, successions - development of the planning process of the building site equipment in relation to the ERTPS object, determination of landfill areas, areas for BSO (building site objects)

8. Basic construction mechanization. Special construction mechanization and technology in the conditions of dense urban development

9. Time planning, models, outputs, time and financial working schedules, continuous financing, partial invoicing, network charts - basic models, rules

10. Quality of building works, assurance of quality of building works, input, interstage and output quality control of materials, components and constructions. Basic legal and normative requirements for the quality and parameters of building structures and surfaces

11. General technical requirements for building construction, standards, general principles of safe execution of building works,

12. Selection procedures, specificity of building manufacturing, contracts

Aims

Goal of the study is to acquaint students with course of realization of investment project, with tasks of all participants of building construction with emphasis on activities and tasks of building supplier. The student also acquires basic knowledge about the planning and management methods of the construction work.

 

Specification of controlled education, way of implementation and compensation for absences

Mandatory participation in seminars, in the case of a legitimate excuse, it can be replaced based on individual agreement.
