The purpose of this master thesis is to investigate the development activities of a construction and real estate development firm: Miray Invest in Alanya, Turkey. The study concentrates on the management of the company's development activities in a real estate market oriented towards tourism and influenced by foreign buyers, economic fluctuations, exchange rate fluctuations and competition. The transition of the company from the traditional residential real estate development towards a more diversified company is given special attention, such as the quarrying of marbles, marble processing and export. The thesis is written in the qualitative approach of a case study. The external environment of the company is analysed using PESTEL analysis, Porter's 5 forces and Stakeholder analysis, the internal environment through Organisational analysis, Digital maturity assessment, Sustainability assessment, SWOT analysis and McKinsey 7S framework. From the information provided in these analyses, the thesis concludes with the identification of the strategic gaps that can impact Miray Invest's long-term development, particularly with regard to strategic formalisation, digital integration, sustainability orientation and organisational coordination. According to the result, Miray Invest has high growth potential in terms of market positioning, foreign customers and the diversification in marble export. The company also has some problems, such as reliance on the fluctuations of real estate demand, lack of formalisation of development activities, lack of digital integration, and need for a more systematic sustainability approach. Hence, the thesis suggests to develop a strategic business development plan with economic and financial assessment. The measures proposed are designed to increase the competitiveness of the company, increase coordination within the company, reduce risks related to development and promote more sustainable long-term development.

In his presentation, the student informed the committee about the objectives, solutions and results he reached in his thesis. The committee then read the opinions and evaluation of the thesis supervisor and the opponent. The thesis advisor graded the thesis with a grade of "F" and the thesis opponent graded the thesis with a grade of "B". The student did not answer neither the questions from the supervisor's evaluation nor the questions from the opponent's evaluation. Questions from the committee members: 1. Ing. Budík - Is the company regulated in Turkey? - not answered 2. Ing. Schuller - Can you tell me any methods for risk analysis? - not answered 3. Ing. Schuller - Why did you not use any in your thesis? - not answered On the basis of the presentation and the answers to the questions raised in the discussion, the committee found that the deficiencies in the thesis were serious and decided that the student did not defend the thesis.
