This bachelor’s thesis focuses on the analysis of differences between listing prices and contractual sale prices of residential apartment units in Brno between 2023 and 2025. The study is based on a combination of publicly available data from real estate portals and internal data containing actual completed transactions. The analysis examines price developments over time, differences between selected city districts, and the impact of selected factors such as apartment size, technical condition, and construction type. The comparison was carried out using price per square meter, which enabled an objective comparison of individual properties. The results showed that measurable differences exist between listing prices and contractual sale prices, and that the magnitude of these differences changes over time. At the same time, it was confirmed that publicly available data provide a useful general overview of market developments; however, they do not allow for an accurate determination of the actual transaction price of a specific property.
