Abstract:

The bachelor’s thesis deals with an analysis of asking prices of real estate in a selected region southeast of Brno. The theoretical part describes the development of the Czech real estate market from the 1920s to the present, characterises the real estate market, its participants and specifics, defines the main price-forming factors, and provides an overview of basic methods of real estate valuation. Attention is also paid to suburbanisation and its manifestations in the surroundings of Brno. In the practical part, the influence of selected factors (transport accessibility of Brno, rail connection, energy performance of the building, technical condition, presence of a cellar and a garage, layout) on the asking price of family houses and apartment units is evaluated on a sample of 103 offers from the Sreality.cz portal. The results are summarised in the form of confirmation or refutation of seven predefined theses and supplemented by a comparison of the price level in the studied region with the city of Brno.

Během své prezentace s názvem Analýza nabídkových cen nemovitých věcí ve vybraném regionu student pohovořil o vybrané oblasti, o datových souborech. Student popsal porovnání bytů a rodinných domů, rozložení podle stavu, průměrná cena za metr čtvereční dle stavu, dle obce, další ukazatel je vliv vzdálenosti z Brna a energetická náročnost budov. Následoval popis vývoje nabídkové ceny. Z závěru shrnul zajímavosti z analýzy a klíčové poznatky. Následovaly dotazy členů komise: Ing. Marie Rusinová, Ph.D. položila otázku: Analyzoval jste i aktuální dopravu? Ing. et Ing. Kristýna Hrabová, Ph.D. položila otázku: Myslíte si, že mohou ceny nemovitostí ještě růst? Student na otázky odpověděl.
