Abstract:

This bachelor thesis deals with the issue of building approval from the perspective of legal and economic aspects. The aim of the thesis is to analyse selected issues related to the legal regulation of building approval proceedings and to assess the economic impacts that may arise in the final phase of a construction project. The introductory chapters define the theoretical background of building approval, basic terminology and the importance of building approval in the construction process. The thesis then describes the development of the legal regulation of building approval and the current requirements arising mainly from the new construction legislation. Further attention is paid to the legal aspects of building approval proceedings, the role of building authorities, the requirements for an application for a building approval decision and related procedural issues. The economic part focuses on the impact of building approval on the project life cycle, financing, accounting and tax implications, and costs associated with delays or insufficient preparedness of the builder. The practical part analyses the course of building approval proceedings in practice and evaluates selected legal and economic risks that may affect the commencement of building use. The outcome of the thesis is a summary of the main findings and recommendations for more effective preparation and management of the building approval process.

Závěrečnou práci obhajovala jasně a srozumitelně. Z jejího přednesu bylo patrné, že k úkolům, které řešila, přistupovala velmi zodpovědně. Na otázky členů komise odpověděla pohotově a s přehledem. Rovněž na doplňkové otázky odpověděla správně a jasně. Státní zkušební komise závěrem konstatovala, že studentka svou závěrečnou práci obhájila na výborné požadované úrovni.
