Abstract:

This bachelor thesis deals with the multicriteria evaluation of the suitability of purchasing real estate for owner-occupied housing in selected locations. The aim of the thesis is to compare the economic affordability and quality of housing in selected districts of the city of Brno and in selected locations outside Brno, assuming employment in the city center of Brno. The evaluation is carried out using a scoring method combined with the weighted sum method and the subsequent calculation of housing efficiency. The assessed criteria include safety, civic amenities, public transport accessibility, parking availability, proportion of green areas, purchasing power, and commuting distance to work. The result of the thesis is the identification of the location offering the most advantageous combination of the evaluated parameters and verification of the applicability of multicriteria methods in real estate purchasing decision-making.

Během své prezentace s názvem Ceny, náklady a kvalita bydlení student pohovořil o vybraných lokalitách, následoval popis hodnocených kritérií (např. množství zeleně, dojezdová vzdálenost atd.). Následovalo zhodnocení dotazníkového šetření. Poté student pohovořil o nákladech na pořízení bydlení vyjádřeného kupní silou a o výpočtu efektivnosti bydlení. Následovaly dotazy oponenta práce Ing. Petra Heilanda: 1) Jaké kritéria by mohl kupující dále zahrnout do hodnocení? 2) Mají města nástroj na regulaci ceny nemovitostí? 3) Z jakého důvodu mají stále občané České republiky, i přes stále se zvyšující cenu, rádi vlastnické bydlení? Student na otázky odpověděl. Následovaly dotazy členů komise: doc. Ing. Eva Vítková, Ph.D. položila otázku: Do nákladů na nemovistost jste zahrnoval i dopravu? Ing. Marie Rusinová, Ph.D. položila otázku: Zohlednil jste vytíženost dopravy v určité časy? Student na otázky odpověděl.
