The subject of this bachelor’s thesis is the design of a mixed-use building located in the city of Brno, in the Trnitá district. The building is designed for students, expats, young couples, and families. The site is situated in the developing Trnitá district. The design reflects the expected transformation of the surrounding area and its built environment and is conceived to become a natural part of the future urban development. The site is located within walking distance of the city center and the main railway station. The plot is flat, the space around the building is public, and access to the site is unrestricted. The form of the building is derived from the shape of the plot, primarily to achieve the maximum possible built-up area. Due to its large scale, the building is divided into several smaller volumes to avoid the formation of a single monolithic structure. These volumes are composed of offset cuboids, creating an articulated and dynamic façade. The building serves multiple functions, primarily commercial, gastronomic, and residential. These functions operate independently and are functionally separated. The building includes one underground floor and varies in height, reaching eleven stories at the corner and nine stories in the wing sections. The ground floor functions as a public space, accommodating cafés, shops, and shared facilities for the residential units. All upper floors are dedicated to housing. Residential units from the second to the seventh floor consist mainly of small apartments (studio flats) intended primarily for students, young couples, and expats. Residential units from the eighth to the eleventh floor consist of larger apartments designed for families and couples. The entire building is interconnected, while different façade treatments distinguish the upper parts. The underground floor serves as technical facilities and parking. The form of the building creates an inner courtyard. This space is not public and is intended exclusively for the residents of the building. The courtyard is designed as a calm residential zone with a high proportion of greenery, creating a protected environment shielded from the disruptive elements of the city. The space includes unpaved paths, green areas, deciduous tree planting, and outdoor furniture.
