Abstract:

The aim of this bachelor’s thesis is to prepare project documentation for a building permit and construction documentation based on an architectural study developed within the BGA036 Monument Restoration Studio course. The subject of the thesis is the restoration of the Wittal Villa, located in the residential district of Brno-Pisárky on Hroznová Street. Over time, the building has undergone various layout modifications. At present, it lacks adequate use and requires comprehensive technical reconstruction in order to create a new public community center.
The restoration proposal is based on analyses of the villa’s structural and technical condition. The key factors influencing the design are the requirements of the ŠTETL Jewish Cultural Center, the necessity of public accessibility, and the spatial limitations resulting from the heritage protection of this functionalist building. The main objective is to preserve authentic historical structures and details while sensitively integrating contemporary interventions that enable new use.
The proposed design transforms the villa into a multifunctional cultural and social center offering spaces for museum exhibitions, educational workshops, a lecture hall with a library, and a community café located in the basement. An essential part of the proposal is ensuring full barrier-free access by installing an internal elevator and creating a new connection between the interior and the large garden. All interventions respect the architectural and historical values of the original building.
The thesis also addresses the urban context of the villa and its relationship to the surrounding garden. The aim is to create a harmonious whole that emphasizes the historical value of interwar modern architecture while ensuring long-term functionality, energy efficiency, and cultural significance for the city of Brno.
