This master’s thesis focuses on determining offer prices for an apartment building in selected locations of the South Moravian Region. The aim of the thesis is to determine the cost price of a model residential building project and subsequently propose offer prices of housing units with regard to different market conditions in individual locations. The theoretical part deals with the characteristics of the construction project, identification of the construction life cycle, definition of the preparatory phase of the project, and an overview of the real estate market. The practical part is processed as a case study analysing an apartment building located in the towns of Blansko, Kuřim, and Tišnov. The study includes market analyses of residential units, garages, and building plots, determination of investment costs, and economic evaluation of the project in each location. The outcome of the thesis is a comparison of the economic efficiency of the project and identification of the most suitable location from the developer’s perspective.
