This bachelor thesis presents the architectural design of a new residential building with commercial premises on the ground floor and an underground parking garage, located in the town of Rajecké Teplice in the Žilina Region of Slovakia. The building is designed as a standalone structure situated on a slightly sloping plot in a newly developed urban district near the town center. The aim of the project was to create a modern, functional, and aesthetically valuable structure that combines high-quality housing with public amenities while respecting the urban character of the surrounding area.
The building consists of seven floors—one underground level for parking (with 40 spaces including EV and disabled access), and six above-ground levels that include four commercial units, common facilities such as a 24/7 reception and a fitness center, as well as sixteen residential units with balconies and storage spaces. The top floor features a shared rooftop terrace with greenery and barrier-free access.
From a structural perspective, the building employs a reinforced concrete system combining skeletal and wall-bearing elements to ensure spatial and static stability. The façade design incorporates white and grey plaster, exposed concrete surfaces, and COR-TEN steel cladding, creating a contemporary architectural expression. Special attention was paid to sustainability by incorporating a green roof and eco-friendly technologies. The project reflects modern requirements for urban housing with an emphasis on accessibility, functional diversity, and a high standard of design and construction.
