Této prvky, lze pomocí speciálních softwarových nástrojů programovat tak, že se zefektivní provoz jednotlivých systémů budov a tím se dosáhne značná úspora spotřebované energie a uživatelský komfort. Funkční vzorek je využíván pro měření energetické náročností řídicích systémů, pro jejích diagnostiku a pro optimalizaci úspor elektrické energie budov.
