Original Abstract

The creation and implementation of a financial plan forms an integral part of any project. Securing economically acceptable source of financing is often the key problem of most investment projects and business plans. Searching for a suitable financing model is a complicated process that requires knowing the acceptable options and possibly also their variants. To achieve the right result, the specific situation of the investor and his or her preferences must be taken into account. This paper examines the specific type of investment into one's own home. The financing is targeted at mortgage loans. The aim of the paper is to find options for the evaluation and assessment of loan variants from the investor's point of view. A method for the process of evaluation and selection of a suitable loan, including the interpretation of the results, was created using the value analysis methodology. The case study is focused on simulating the whole decision-making process on a specific client's case. Discriminant analysis with Ivanovic deviation is used to find the optimum loan variant.
