Original Abstract

The article deals with the issue of the current situation of blocks of flats in the Czech Republic and in more detail in the statutory city of Brno and its surroundings. The issue of housing is a very current topic for the Czech Republic. Significant excess of demand for housing over the current supply is reflected, among other things, in the ever-rising real estate prices. In the introductory part, the paper deals with the development of forms of housing and flat ownership in the Czech Republic (state and municipal flats, cooperative flats, corporate flats, private rental flats, houses and holiday housing) and the changes in their share of use over time. Another important analysis is an overview of the construction of housing units in houses, blocks of flats and other buildings on a long-term axis of 20 years, i.e. from 1989 to 2018. Development of real estate prices and year-on-year development of housing affordability is also addressed. Research at the regional level of the city of Brno and surrounding municipalities was based on collection and analysis of data on the trend in the number of inhabitants increase, the number of finished residential houses and houses and the driving distance to the city centre. At the same time, the development of real estate prices and their connection with the location of the real estate was monitored. The data for the creation of the research sample database was drawn from the data of the Czech Statistical Office. The aim of the research was to find out what parameters the sub-areas in which the greatest dynamics of development in the field of residential buildings is evident show. Based on the performed analyses, it can be stated that municipalities with extended powers near the city of Brno are experiencing significant development, while transport accessibility plays an important role. The long-term trend of suburbanization negatively affects the existing transport services, has negative impact on the environment and is a challenge for the sustainable development of the monitored locality.
