English abstract

There is not any obligatory standard of property valuation in Czech Republic. And so specialists practising valuation either in connection with state authority procedures (inheritance, real estate assignment, concern fusion etc.) or in connection with law operations (pawning a real estate because of mortgage trusts, recompenses etc.) are limited only by legislative regulations. The result is that the choice of valuation methodology depends only on specialist’s consideration. We consider this situation very inconvenient. The result of valuation usually depends on specialist’s professional orientation and not on circumstances important for choice of adequate method (if law did not set it already). Unfortunately a case when two specialists assess the same thing in the same time and for the same purpose in two distinctly different ways is not exception.
