Original Abstract

Při zpracování znaleckého posudku, odhadu nebo ocenění jakékoliv nemovitosti by mělo být přihlédnuto nejen k typu nemovitosti a účelu ocenění, ale také ke všem faktorům, které více či méně jejich hodnotu ovlivňují, anebo mohou ovlivňovat, a to takovým způsobem, aby byl sebemenší vliv zakomponován ve výsledku ocenění. Jedním z těchto vlivů je i cestovní ruch, z hlediska množství turistů, kteří tuto lokalitu navštíví. Vliv turistiky na tržní hodnotu rekreačních objektů, nemovitostí určených k ubytování a dalším komerčním účelům, již byl částečně zmapován. Ovšem vliv turistiky na tržní hodnotu nemovitostí s rezidenční funkcí dosud zmapován nebyl a v současné době pro oceňování neexistují relevantní postupy, které by tento vliv dokázaly vyhodnotit a zohlednit. Následující text obsahuje vyhodnocení jednoho, dosud velmi málo prozkoumaného, nemateriálního faktoru, který může ovlivňovat hodnotu nemovitostí.

English abstract

When preparing an expert opinion, estimate or valuation of any real estate, consideration should be given not only to the type of real estate and the purpose of the valuation, but also to all factors that more or less influence their value, or may influence it, in such a way that the smallest influence is incorporated as a result of the award. One of these influences is tourism, in terms of the number of tourists who visit this location. The impact of tourism on the market value of recreational facilities, real estate intended for accommodation and other commercial purposes has already been partially mapped. However, the impact of tourism on the market value of real estate with a residential function has not yet been mapped, and currently there are no relevant valuation procedures that would be able to evaluate and take this impact into account. The following text contains an evaluation of one, so far very little researched, intangible factor that can affect the value of real estate.
